The annual meeting of the Association will be held on Monday, December 16 at 6:00PM at Farm Fresh RI (10 Sims Ave, Providence).
The 2025 budget proposal has been approved by the Executive Board and we recommend you vote IN FAVOR of the proposal. If adopted, this establishes the monthly condo fees assessed on units, including your residence, storage spaces, or additional parking spaces beyond those deeded with your unit. The 3.49% increase in fees is primarily attributable to higher labor costs from our service providers, volatility of general liability insurance coverage for condominiums, and increased income taxes. The budget also includes $289K of capital projects that were identified on our reserve study including the second phase of our HVAC replacement, upgrades to our security system, and the replacement of certain furniture, exercise equipment, and our garage gate operators.
There are eight (8) candidates seeking election to the Executive Board for three (3) positions. You will be asked to select up to three candidates. A plurality vote will elect.
You are encouraged to vote in advance of our December 16th meeting. All owner’s with an email address on file will be sent an electronic voting information. This is the fastest and easiest way to participate in this meeting. A directed proxy can be submitted by paper; however, you are encouraged to vote online. To ensure sufficient time for those proxy ballots to be counted, proxies must be received by Friday, December 16 at 5PM.

Q: What vote is required to adopt the budget or supplemental budget/special assessment?
A: The budget will be deemed adopted unless a majority of all unit owners vote to reject the budget.
Q: If I vote electronically, will I also receive electronic notices going forward?
A: All owners who vote electronically will be opting in to electronic notices which will reduce printing and administrative costs. If your email address bounces or you opt out, we will continue paper notices.
Q: I own my unit jointly with someone else. Do we each get to vote?
A: No, each residential unit is entitled to one vote. Please consult with your co-owner before voting.
Q: When will I receive my ballot?
A: Proxy ballots are enclosed in this mailing. Electronic voting will begin after the November 30 budget Q&A meetings. For those with an email address on file, you will receive an email with access to vote directly. While we encourage electronic voting, we still offer paper. Please vote using only one method.
